Resia Manufacturing specializes in the off-site fabrication of high-quality bathroom and kitchen components for modular and traditional construction. From our vertically integrated, high-capacity facility in Fairburn, we deliver ready-to-install, fully assembled units that streamline construction timelines, enhance quality control, and drastically reduce on-site labor and complexity.
Servicing multifamily, hospitality, student housing, and workforce developments across the U.S. with scalable production capabilities ranging from 16,000 to over 32,000 units annually.
Side-by-Side Construction Results: Prefabrication vs. Traditional
Resia looked at three common decision points: bathrooms, kitchens, and power infrastructure. For each, we compared a traditional site-built approach with Resia’s prefabricated method and summarized where time, labor, and risk shift when work moves to the factory. The snapshots below mirror our estimating view and field lessons learned.
What changes: Scope moves from many trades on site to a single, factory-built components delivered tested and ready to set.
Why it matters: Fewer site hours, tighter QA, and predictable sequencing.
Where the savings show up: Punch-list reduction, schedule compression around MEP rough-in, and less rework after finishes.
What changes: Cabinetry, appliances, electrical rough-in, and plumbing are assembled and tested in the factory.
Why it matters: Consistent fit/finish across units, faster turn of floors, simpler inspections.
Where the savings show up: Lower onsite coordination time, fewer missed parts, and earlier revenue from faster unit turnover.
What changes: Centralized low-voltage distribution and plug-in devices vs. distributed line-voltage terminations.
Why it matters: Safer, lighter cable runs, cleaner ceilings, faster install, and easier future service.
Where the savings show up: Fewer conduit pulls, less onsite terminations, streamlined commissioning.

Resia Manufacturing Milestone Celebrations
In 2024, Resia Manufacturing achieved several significant milestones that reflect our commitment to innovation, quality, and operational excellence.

In December 2023, the arrival of our first FANUC robots marked a pivotal step toward automation, enhancing precision, efficiency, and quality control across our production lines.

By May 2024, we secured Plant & Certified Manufacturing Status under the Georgia Industrialized Buildings, Florida Manufactured (Modular) Buildings, and Texas Industrialized Housing & Buildings programs, reinforcing our compliance and capabilities.

Between June and December, our manufacturing team, collaborating closely with construction, delivered the Golden Glades POD project (420 keys, 840 kitchens, and 700 bathrooms) one month ahead of schedule, demonstrating agility and customer focus.

Finally, in December, we successfully completed our first fully third-party audited physical inventory, achieving an impressive 1.96% variance and underscoring our meticulous planning and operational discipline.
